New HOTMA Updated Rent Calculation Certifications Now Available

Accurate rent calculations are at the core of successful public housing and Housing Choice Voucher (HCV) program administration. To help housing professionals stay current with today's requirements, the HAI Group Housing Training Institute (HTI), in partnership with Nan McKay & Associates, offers three rent-calculation certification courses, which were recently updated to reflect the provisions of the Housing Opportunity Through Modernization Act (HOTMA).

The new certifications feature updated guidance on income exclusions, regulatory definitions, verification requirements, and rent calculation processes, along with new course content and digital learning materials.

These updates come at an important time for housing organizations as they prepare their staff to implement HOTMA's new requirements. John McKay, CEO of Nan McKay & Associates, emphasized the importance of beginning that preparation now.

"With the HOTMA compliance deadline now truly on the horizon, our updated rent calculation and housing specialist classes are essential training for housing specialists," McKay said. "This is a critical time to make sure housing staff will be ready to transition to the new requirements by the end of the year."

Designed for professionals who administer public housing programs, this certification covers HUD requirements and the formulas used to accurately calculate rent for public housing residents.

  • Identify and calculate income from assets
  • Calculate adjusted income
  • Apply verification requirements
  • Calculate tenant rent and utility allowances

Housing Choice Voucher (HCV) Rent Calculation Certification

Designed for professionals who administer the Housing Choice Voucher program, this certification covers the requirements and calculations for HousingChoiceVoucher (1)determining family rent responsibilities and housing assistance payments.

Participants will learn to:

  • Complete Form HUD-50058
  • Calculate annual income and income exclusions
  • Identify and calculate income from assets
  • Calculate adjusted income
  • Apply verification requirements
  • Calculate family rent responsibilities and utility allowances

Rent Calculation for Public Housing and Housing Choice Voucher (HCV) Certification

Designed for professionals who work across both programs, this comprehensive certification combines public housing and HCV rent-calculation requirements into a single learning experience.

PublicHousingHCVIn addition to the core rent calculation concepts, participants will learn to:

  • Complete Form HUD-50058
  • Calculate annual and adjusted income
  • Identify and calculate income from assets
  • Apply verification requirements
  • Calculate maximum rent at initial occupancy
  • Calculate housing assistance payments (HAP)
  • Calculate family share, payment standards, gross rent, and utility allowances

Updated for HOTMA

All three certification courses have been developed to reflect the current Phase I HOTMA provisions, including:

  • New income exclusions
  • Updated regulatory definitions
  • Verification changes
  • Current guidance for calculating:
    • New income exclusions
    • Updated regulatory definitions

    • Current guidance for calculating income, assets, adjusted income, total tenant payment, and utility allowances
